US Homebuilder Confidence Weakens in June

The NAHB/Wells Fargo Housing Market Index (HMI), which measures US homebuilder confidence in the market for newly built single-family homes, declined to 35 in June 2026 from 37 in May, coming in just below market expectations of 36. Within the index, the gauge of current sales conditions fell by two points to 38, while sales expectations for the next six months were unchanged at 45. Buyer traffic also remained weak at 25, indicating persistently subdued demand. The survey underscored builders’ continued reliance on pricing strategies: 35% of builders reported cutting prices in June, up from 32% in May, with the average price reduction holding steady at 6%. The use of sales incentives also inched higher, rising to 62% from 61%, marking the 15th straight month in which more than 60% of builders have offered incentives to attract buyers.
