US single-family home prices backed by Fannie Mae and Freddie Mac edged down 0.1% in April 2026, following an upwardly revised 0.2% gain in March and falling short of market expectations for a 0.2% increase. Across the nine US census divisions, seasonally adjusted monthly price changes ranged from a 0.8% decline in the Mountain division to a 1% increase in the New England division. On an annual basis, home prices rose 2% in April, after an upwardly revised 1.8% advance in March. Over the 12-month period, regional price changes ranged from a 0.2% increase in the Pacific division to a 4.4% rise in the East North Central division.
