US New Home Sales Rebound

Sales of new single-family homes in the US rose 1.6% month over month in June 2026, reaching a seasonally adjusted annual rate of 628,000 units. This followed a revised 4.3% decline in May, when sales fell to 618,000 units, and came in above market expectations of 610,000.

By region, sales increased in the South (up 9.9% to 412,000), the Northeast (up 3.6% to 29,000), and the Midwest (up 2.5% to 83,000), but declined 22.4% in the West, to 104,000.

Housing inventory edged down 0.2% to 485,000 units, representing 9.3 months of supply at the current sales pace. The median sales price of new homes was $398,300 in June, compared with $412,000 in May and $409,200 in the same month a year earlier.
