U.S. Home Price Momentum Cools in February as S&P/CS 20-City Index Slips to 0.9% YoY

The latest reading of the S&P/Case-Shiller Home Price Index Composite – 20 n.s.a. shows a further cooling in U.S. home price growth, with year-over-year gains easing to 0.9% in February 2026. The figure, updated on 28 April 2026, compares price changes for February 2026 against February 2025.

This marks a slowdown from January 2026, when the 20-city index posted a 1.2% year-over-year increase. Both the current and previous readings reflect the same type of comparison: each month’s change is measured against the corresponding month a year earlier. The February data underscore a continued loss of momentum in major metropolitan housing markets, suggesting a more subdued price environment compared with earlier periods of stronger appreciation.
