In February 2025, U.S. housing starts saw an unexpected surge, climbing by 11.2% month-over-month to a seasonally adjusted annual rate of 1.501 million. This figure significantly surpassed both the downwardly revised 1.35 million recorded in January and the projected 1.38 million. The increase follows a notable 11.5% decrease in the previous month, which was impacted by severe snowstorms and frigid temperatures that disrupted construction activities. Single-family housing starts rose by 11.4%, reaching 1.108 million, while multi-unit building starts, comprising five or more units, increased by 12.1% to 0.37 million. Regionally, the Northeast led the growth with a 47.4% increase to 0.143 million, followed by the South at 18.3% to 0.815 million, and the West with a 5.9% rise to 0.410 million. Conversely, the Midwest experienced a decline in housing starts, dropping by 24.9% to 0.133 million.
