US Homebuilder Confidence Lowest in 7 Months

The NAHB/Wells Fargo Housing Market Index in the US, which measures builder confidence in the market for newly built single-family homes, fell to 34 in April 2026, its lowest level since September 2025. This was down from 38 in March and below market forecasts of 37.

Current sales conditions declined by four points to 37, while sales expectations for the next six months dropped seven points to 42. The traffic of prospective buyers also weakened, posting a three-point decline to 22.

In April, 36% of builders reduced home prices, a slight decrease from 37% in March. The average price cut was 5%, down from 6% in the previous month. The use of sales incentives slipped to 60% from 64% in March, marking the 13th consecutive month in which at least 60% of builders reported using incentives.
