US single-family home prices financed by Fannie Mae and Freddie Mac were flat in February 2026, ending a streak of four consecutive monthly gains and falling short of market expectations for a 0.2% increase. Across the nine census divisions, monthly price changes ranged from a 1.1% decline in the Mountain division to a 0.6% increase in the South Atlantic division.

On a year-over-year basis, house prices rose 1.7% in February. Over the 12-month period, regional price changes varied from a 0.7% decrease in the Mountain division to a 4.2% increase in the Middle Atlantic division.
