The average rate on a 30-year fixed-rate mortgage edged up by 2 basis points to 6.49% in the week ending June 25th, 2026, according to data from Freddie Mac. The move tracked a rise in yields on longer-dated US Treasury securities earlier in the week, after hawkish projections from FOMC members led markets to price in Federal Reserve rate increases later this year. “Rates have remained relatively stable over the last six weeks,” said Sam Khater, Freddie Mac’s chief economist. “Meanwhile, purchase activity eased modestly and refinance activity has continued to pick up recently, reflecting borrowers’ responsiveness to current rate levels.”
